Leaking Stucco Wall Through Weep Screed

We were called out to this home in Los Angeles to source and document the water intrusion our client was experiencing though a wall. When we arrived, the client had explained to us that the water was thought to have come from under the wall. We proceeded to test 2 locations. Our first test was of a wall and stem wall connection. The cap flashing of the stem wall was at a negative slope towards the building. Upon testing this cap flashing we noticed water entering into the building from bolts within the stem wall. No water intrusion from the cap flashing, however. Our second test was of the adjacent wall. Now, this wall had soil which was well above the weep screed flashing and other penetrations into the wall of the building. We weren't testing for more than a few minutes when water came pouring into the building from the Leaking Stucco Wall Through the Weep Screed or what was left of it and other penetrations you can see in the video.
