Finishing your attic has such a low ROI because attics were never intended to be living spaces in the first place. An attic is small and cramped and usually doesn't have any mechanical systems or insulation so it is extremely expensive to renovate into a finished living space. Landscaping may improve your curb appeal, but this home renovation project doesn't have a good ROI when it comes to adding equity to your home. Landscaping design is highly subjective and not all homebuyers want to deal with yard work or paying ongoing maintenance costs for a gardener.
