Servicing Taps and The Importance of Reseating

Have you had a tap that just gets harder and harder to tighten? Do you keep tightening it until it just doesn’t work anymore then change the washer? Whether you call out a plumber to do it or you want to do it yourself, here’s the best piece of advice we can give. Don’t just change the washer. Change the washer and reseat! What does this mean and why’s it important? Check out the video to learn more as Top Dog Richard shows us some taps that recently had washers replaced by another plumber. [0:22] Undressing Taps – Tapes are undressed so that you can see how it looks when taking off the taps. Washers at this property are in good condition as they were only recently replaced by another plumber. [1:14] The Scarred Seat – If you look closely, you can see scar on the seat of the tap. No matter how new the washer is, it is as important for the seat to be flat and flush with the washer. After seeing the scar on the seat, it becomes clear why water easily passes through. [2:52] Reseating – After filing down the seat a little, the scarring becomes even more clear. The issue with tightening your taps too hard over time is if the damage is too deep then filing down may not be possible and the whole set might need to be replaced which means tearing down tiles and more. [5:18] Stainless Steel Tap Insert – This is a little insert that is like a last line of defense. When the seat is filed down to next to nothing, Richard installs a new stainless steel seat to have a flat and flush seat for the washer to hold the water. [6:26] Serviced Seats – We give the hot water seat a quick reseat and you can see the difference between both seats.
