I forgot which video it is thus also don't know who it was. However, thanks to that person. -- Build a 1x2 room. -- Add the most expensive wall and flooring -- Expand the room in whichever direction, just make sure to max it to the minimum amount of Simoleons. (Some you can see on the video is $0) -- Continue the above a much as possible -- Sell the room *Caution* ◇ This need to be experimented just for sure to not lose money, thus, don't add the wall and flooring the first few tries ◇ Different flooring and different wall can cause the squares of land costs to change, so different experiments are needed if you change the flooring and wall.
