I’m Josh Vecchio, mortgage broker with Hunter Galloway And in this video I’m going to walk you through my 5 steps before deciding on a real estate agent to sell your property, step by step, so keep watching. We want to choose a real agent who’ll sell your home as if its their own. Freakonomics gives us an insight into why this is important, a study conducted in Chicago using over 100,000 homes, so as to control for such variables as age, demographics and locations. Found that agents who sold their home vs their client’s kept theirs an additional 10 days on market and sold for a +3% extra! Step 1 - Get Local Knowledge Head over the real estate .com.au find agent tool, type in the suburb you’re looking to sell in and type of property. Once you’ve done this you’ll be able to compare each agent on how many properties they’ve sold in the area, the median sale price, days on market and reviews. From there shortlist the top 6 - 10 real estate agents. https://www.realestate.com.au/find-agent Step 2 - Search Your Agent Online The next step is to type each agents names in Google, Youtube, Facebook, LinkedIn and read every article, watch every video and understand every review. By doing this you’ll really get a feeling on each agent and how they differ. The goal isn’t necessarily to choose the agent who sold the most in the area, moreover, the agent who’ll sell your home as if its their own. Therefore the more we know and understand about the agent, the better! Step 3 - Get the Stats From here you’ll want to head over to ratemyagent.com.au and look at each agents statistics. From how many properties they’ve sold over the last 12 months, and the number of current listings. It’s a fine balance in finding an agent who has too few vs many listing. It’s about getting that right balance so that you can take advantage of Freakonomics findings. That is to say, to find an agent who’ll sell your home as if its their own, thus, the number of listing each agent can manage in order to achieve this will vary depending on the hours they work and if they have a team behind them. A general rule of thumb is 6 listing for each selling agent. This allows the selling agent enough time for open homes, following up people who inspected your property, networking local community and prospecting their database for potential buyers. Step 4 - Test Drive So you’re getting an idea on who’s who in the zoo. Now it’s time to go undercover and test drive your agents. At a minimum its best to go to three open home for each shortlisted agent. When going to an open home here are a few questions to ask; Why is the owner looking to sell? What is the lowest offer the owner’s willing to take? Can you send me the paperwork to make an offer? Do you have any other properties on the market? What you’re looking for in an agent is someone who’s willing to develop buyers rather than just taking orders. All agents have the same tools available, whether its an online listing or advertisement, the only thing that seperates agents are those who have a database of buyers and those who don’t. Thus the last question here will really designed to give you an insight on just.
