The city of Villa Elisa is just 10 miles south of downtown Asunción in the metropolitan area. These are wonderful options for those who are living in high cost-of-living countries who can no longer afford homes where you live. With completing the process of obtaining Paraguayan residency, you could have the ability to finance a home as well. Also, you don't need to be a resident to invest in properties in Paraguay, but you will need residency to obviously reside in the home long-term. NEW NOTE: As of now, March 21, 2024, House #3 NOT sold (originally I thought it was). And just an FYI, if any of these sell, but if you love the style of any of these, you could purchase land in your preferred area, and the Re-Max agent will help get you set up to build one of these styles, or another preferred home. Depending on the owner, the seña payment can allow you to reserve the property for up to 90+ days. In English, this is the Earnest Payment that the seller can keep if you (the buyer) doesn't follow through with the purchase. Make sure you get a legitimate receipt, and even consult a lawyer and your accountant (if you have one) before giving up any money for the seña. As far as financing and paying the down payment to the bank, the down payment varies generally from 20-30%. I believe all these houses can be financed via Itaú bank - a regional bank in Paraguay (and Brazil) along with several other banks. Itaú Bank specifically states on their website that it finances up to 80%, meaning that (in best case scenario) you'd need to come with the down payment of 20% (minimum). So, say you buy a house for $100,000 USD - the seña is ~$4,000 USD, then you finance the rest of the $96,000 USD, and 20% of the $96k is $19,200 (NOTE: We're assuming that the final purchasing price is the appraised value/price given by the appraiser). So, you'd owe $19,200 + $4,000 within the first month(s) equaling = $23,200 USD... which is the true out-of-pocket cost you'd take on before your monthly payments begin to the bank. There most likely will be other smaller fees that you (the buyer) and/or the seller take on that may already be included in the final price of the house - but check on those as well, before you sign anything or pay and money. Personal Advice: PLEASE consult an agent, a lawyer, and even an accountant before pursuing a house in PY. I will do my best to give the info possible to the best of my knowledge, but consulting professionals is always a great option, and even necessary in foreign countries.
