A capitalization rate, or cap rate, can be used in two contexts—either broadly, to describe a category of properties, or narrowly, to describe a specific property. A cap rate does not factor: • Loan servicing • Depreciation • Income tax Capitalization rates are function of: Interest rates + available capital + perceived risk When cap rates go up, prices go down in the absence of rising operating income. A property may decline in value if its NOI does not keep pace with rising cap rates. Cap rates are based on projections.
