Is a survey necessary when buying a home? I know many just want a simple yes or no but not so fast. If you are buying a house with your own cash then – the answer is no, not necessary. The reason is that they want to know for certain what you will be putting up for collateral. The seller may have an existing survey which the bank may or may not accept with an accompanying T47 Affidavit. A property survey usually starts with research on the title and legal as well as history on the property in question. They will then survey the land, usually putting flags to identify the boundaries. They will map it out on a document and include all information required on a survey, legal description, boundaries, buildings, structures, easements as well as direction and relation such as roads. Easements on a survey will identify location and purpose such as utilities that may run underground. An easement provides the right for a person or entity to access the property for a specific reason. An example would be utilities that run underground. If a gas line runs through your property and the gas company has to access that line for repairs and or replacement, they have the right to access your property but only for that specific reason. Careful attention to these surveys can prevent matters from arising in the future. As a homeowner, it would not be wise to plant your prize garden right over a utility easement, remember the utility company has the right to access their utilities. If your house is new and there are no fences on the perimeter and you intend to put fencing up then it would be wise, if not already done, to have a surveyor to flag property lines.
