The term immovable property has been defined under the tranfer of property act but that definition of immovable property is not whole since it just exclude standing timber, growing crops and grass alone from the definition of immovable property. to under stand this we need to approach general clauses act . the general clauses act defines immovable property and it includes land benefits arising out of land things attached to earth To make it simple the registration act combines both the TP act and General clause and came up with a composite definition for immovable property as a result except standing timber , growing crops and grass all the Things rooted in earth will termed as immovable property.
